Bay Window Repairs

Bay Window Cracking & Failure

The most common cause of bay window failure is the changing of the original timber or metal window frame for a UPVC window frame.

 

Modern UPVC frames are available with jacking systems inserted into the mullions of the window designed to prop up the bay brickwork sitting on top of the frame- however prior to this, UPVC frames were not stiff enough to support the brickwork.

The brickwork or render panel drops down onto the window head and starts to crush the window frame- creating cracking in the brickwork.

 

Once cracking has formed at the side of the brickwork panel abutting the main wall of the house, the panel will start to load onto the head of the window frame causing the upper storey to drop and in most cases starts to push outwards.

Repair to bay windows can be as simple as installing a masonry beam to bind the brickwork panel together and anchor it to the inner face of the main building. Or, it can be as complex as jacking up the brickwork panel to restore original levels, remove the window frame and fit a new load bearing UPVC window frame in addition to the insertion of a masonry beaming system.
