What Is a Cavity Wall Tie?

A cavity wall tie (also known as a remedial wall tie, dryfix tie or helitie) is a corrosion-resistant metal connector that links the inner and outer leaves of a cavity wall. It ensures the two masonry skins act together structurally, while also helping to control moisture transfer across the cavity.

Purpose and function of cavity wall ties

​Cavity wall ties are installed during the construction of a cavity wall. Their purpose is to tie the inner leaf masonry to the outer leaf masonry via the cavity within the wall- working cavity wall ties are essential to ensure the wall remains stable and resistant to wind loads and wind suction. Wall tie failure or incorrect density of cavity wall ties leads to structural failure or collapse of the wall.

How to identify cavity wall tie failure 

Failed cavity ties can be identified by horizontal cracking of the exterior masonry or bulging of the outer leaf masonry. Corroded ties can be identified by physical inspection of the cavity - either by brick removal, or endoscopic camera investigation via a small pilot hole after ties have been found from the outer leaf by use of a metal detector.

Methods we use for cavity wall tie replacement

  • Firstly we carry out engineering calculations for wall tie requirements based on location, slope of land, vertical height of the building and thickness of the wall.

  • Once required pull out values of replacement ties are confirmed we test proposed replacement ties using a test tie and carrying out load test to proof capacity (using a specialised load tester, as seen in photos below) in accordance with B.R.E guidelines.

  • A full report is then issued to our client along with the results of the proof tests

  • Once testing has been completed, we carry out the full installation of ties as per the client's specification, repointing brickwork with coloured matched mortar so that our installation will be barely noticable.
