Causes of bowed walls, bulging or leaning walls

Bulging or bowing walls are typically a sign of reduced structural stability and can affect both older and more modern buildings. Common causes include:

The result of these underlying issues is that the wall begins to separate from the main structure, gradually pulling away and creating the visible bulge.

Our repair strategies frequently involve utilising the strength of the internal floor diaphragm tied to the external masonry to resist the outward movement of the adjoining walls. Lateral restraint ties can be introduced at roof level or at intermediate points as necessary. In some cases, additional masonry strengthening or consolidation may be required. Each repair approach is tailored specifically to the individual property.

An example of pattress plates on a stone building- despite them being in place, the method isn't effective enough to support the huge weight going through one rod. Lateral restraint mitigates this by having multiple ties share the load evenly. 

Pattress plates are metal plates found on exterior walls, connected through a rod or bolt to stop bowing. They have been used for a long time and are common on historic buildings. However, installing them involves a lot of disruption. Lateral restraints and restraint ties are usually a much simpler, cost effective and more convenient option.

A typical 3 bed semi can be repaired in as little as a day, dependent on design requirement and level of works needed.
