Rising damp caused by leaking radiator pipes

We were commissioned to carry out damp proofing and replastering work on a property in Derby that had been identified as suffering from rising damp during a pre-sale survey. The homeowners were eager to resolve the damp issues to ensure the sale could proceed smoothly without the need for price reductions due to repair costs beyond their control.

There was a strong suspicion that some of the rising damp issues were linked to leaks in the central heating pipes, which were buried in the internal concrete floors without anti-corrosive wrapping on the copper pipes.

Our Approach: JTC Structural Repairs surveyed the property and developed a remedial plan, which included:

  • Removing contaminated plaster

  • Injecting a chemical damp-proof course (DPC)

  • Installing a waterproof membrane before replastering

  • Renewing the skirting boards

After the contaminated plaster has been removed and waterproofing membrane applied, fresh plaster has been applied and the radiator placed back on the wall.
Fully replastered and radiator refitted- awaiting redecoration to restore room back to original condition.

During the process, we removed the radiators before taking off the plaster. This confirmed one source of dampness: the radiator tail pipes had snapped at the wall-floor junction. We excavated and repaired the pipes, removed the wet plaster, applied waterproof membranes, and replastered the affected areas. Finally, we fitted new, matching skirting boards to complete the job.
