Bay window lintel repair 

Aylestone, January 2026 

We were called to survey extensive cracking to a bay window on a 1960s constructed property. Our survey confirmed the brickwork above the ground floor bay window had dropped due to the removal of the structural wood window frames and subsequent fitting on non structural UPVC double glazed windows.

 

We designed a high tensile stainless steel helical wire lintel to be installed discreetly within the horizontal bed joints of the brickwork.

The wire lintel was designed to carry the load of the brickwork above the ground floor bay window and to anchor the bay to resist further outward movement of the brickwork away from the house.

 

The installed bay window lintel was then repointed in to mask the retro fitted lintel and remove any visible crack damage.

 

The lintel is fully insured and approved for installation by Local Authority building control and mortgage providers.

Once dry, the repointed mortar will blend in with the existing mortar over time fading into a near invisible repair.

Unstable Window Lintel Repair

Loughborough, October 2025 

A frequent misunderstanding is that brickwork which has shifted, cracked or fallen can no longer bear loads and must be replaced rather than repaired. In reality, most of these failures can be remedied with an engineered retrofit solution that uses Strucsol Helical Bars for reinforcement.

 

We were approached by a customer to determine whether a severely compromised brick arch lintel on a historic property in Loughborough could be restored. The client provided photographs of the damaged lintel, and we responded by offering a fixed‑price proposal and design concept without needing an initial site visit.

 

When our team arrived, we observed that the brickwork had deteriorated further since the photos were taken: it had dropped noticeably and was also shifting above the window frame, as shown in the accompanying images.

We were able to fix this problem for the original price quoted without removing or replacing the existing brickwork and maintained the original appearance of the brickwork. Read more detail about this job in our blog post here

Bay window lintel installation

Glenfield, February 2026 

Cracking appeared in the first‑floor bay window brickwork after removal of the original structural timber frame and its replacement with a non‑load‑bearing UPVC frame; the brickwork then settled onto the new frame, causing damage.


The bay window panel at first floor level has dropped on the head of the new UPVC window frame and ground floor. The brickwork panel rotated away from the building, creating cracks in the external bay window brickwork and in the plaster of the infill panel below the first‑floor sill.


A hidden Strucsol helical wire masonry beam was anchored onto the inner face of the first‑floor bedroom wall to act as a retro‑fitted lintel. The entire first‑floor bay window brickwork was then deep‑bed repointed, with all work warranted upon completion. The Strucsol system provides an engineered solution for creating retrofit window lintels where load previously rested on structural timber or critical window frames.

Window lintel repair 

Keyworth, February 2026 

We were called to assess cracking above the windows of a recently purchased property that outwardly appeared to have concrete boot lintels. Triangular‐shaped cracks were evident in the brickwork immediately above the window openings, and some brickwork had fallen away due to a lack of wall ties and outward rotation. The boot lintel is T‑shaped in plan, with the inner section bearing 4–6 inches onto the brickwork on either side of the window opening; the outer leaf was finished flush with the outer masonry. 

 

When the structural frame was removed and replaced with a non‑structural UPVC frame, the brickwork settled onto and crushed the new frame. The property had also been badly repointed to a depth of 5 mm, with many areas of repointing falling out. JTC Structural Repairs designed and fitted Strucsol helical wire lintels within the bed joints above the window openings, then repointed the full front elevation with tuck‑pointed sand and cement to match the side elevations. Retro‑fitted wall ties were installed where there was a deficit in density, and spall‑damaged bricks were repaired using Strucsol epoxy‑tinted brick repair mortar.

Retrofit Window Lintel Installation

Derby, June 2025 

JTC Were called to investigate collapsing brickwork above the windows of a 1970s brick and lime mortar constructed property.

The window openings were constructed with soldier course bricks above the openings. As was common at the time, there were no lintels used to span the opening above the window and unusually there was no mesh incorporated into the brickwork joint above the soldier course. Time and weakening of the lime mortar was causing downward movement of the brickwork and instability of the brickwork above the openings.

 

JTC Structural Repair designed and installed a solution consisting of a Brickwork jacking system to  lift the brickwork above the opening to it s original level above the window head, then tied the brickwork into position using Strucsol Composite girder masonry beams hidden within the brickwork mortar joints supplemented with vertical grout ties installed from the underside of the window head, which was all repointed on completion of the work.

 

Works were started and completed in 1 day, with a full underwritten warranty provided.
